With the Auction rule enabled, if you decline to buy a property you landed on, it goes to auction.
All players can bid. Highest bidder wins. If nobody bids, the property stays unowned.
With the Mortgage rule enabled, you can mortgage properties to raise cash.
Mortgage
Get 50% of the property's purchase price. No rent collected.
Unmortgage
Pay 110% of the mortgage value to restore it.
Sell all houses/hotels on a property before mortgaging it.
If you owe more than you can pay and can't raise enough by selling buildings or mortgaging properties, you go bankrupt.
Your properties return to the bank, your buildings are removed, and you're out. The last player standing wins.
The room host can toggle these before starting:
Double Rent on Full Set

Vacation Cash
Taxes and bank payments accumulate in a pot. Land on Vacation to collect it all.
No Rent in Prison
Players in jail can't collect rent when someone lands on their properties.
Mortgage
Mortgage properties for 50% of their cost. No rent until you unmortgage at 110%.
